Detailed Scope of Works
Why do you need a detailed scope of works? Just like an architect starts with a blueprint, builders and trades need a detailed scope of works so they know exactly what they’re doing. Here are a few good reasons to make sure you get one.
Reason One – Comparing Quotes
A detailed scope of works which includes quantities, makes comparing quotes much easier. You know you are comparing apples to apples. If you ask 3 builders to give you quotes to complete your bathroom renovation, they may all include different things. One may have quoted for matching tiles and plumbing fixtures while another may have used provisional sum amounts for these items. One may be quoting to replace the shower screen whereas the other is quoting to reuse the existing one. And one may measure the area as 20m2 while the other may have measured it as 25m2. A detailed scope of works is the only way you know you’re comparing apples to apples.
Reason Two – Managing Expectations
If you haven’t already read our blog on Managing Communication and Expectations, now is a good time to have a look (https://www.renovate2elevate.com.au/communication-and-expectations/). Trades are definitely not mind readers. The more specific you are about what you want, the more likely you are to get exactly what you want. And better yet, with a signed detailed scope of works, you’ve put it in writing in case there are any disputes during the works.
Reason Three – Managing Trades
If you’re doing a DIY or managing your own trades, this is a key benefit. Once you’ve got your scope of works, start creating a timeline for your trades. Give your trades a copy of the scope and then talk to them and ask them if other trades need to come in before them. And if they know what trades are before and after them they can let you know who will be affected if they have any issues.
